How a project runs.
Architecture takes time, and the cost of changing course rises at every stage. Our process is built so that the important decisions are made early, when they are cheap to make.
Five stages, and what you decide at each.
- 01
Feasibility
A first read on the site, the budget, and what is likely to get consent. Ends with a written brief and a fee proposal.
- 02
Concept design
Plans and a first sense of the building, with material and layout options tested against each other.
- 03
Developed design
The design resolved to planning submission. Drawings, and the reports the authority will ask for.
- 04
Technical design
Construction drawings and specification, ready for tender. This is what a builder prices.
- 05
Construction
Tender, contractor selection, and regular site review until the building is handed over.
- 06
Completion
Snagging, the operations and maintenance file, and a final walk-through with the contractor.

What people ask us.
How are fees set?
As a percentage of construction cost for design work, or a fixed fee for feasibility and interior scopes. You see the figure for each stage before it starts.
What if we change our minds?
Changes are normal. The further along they come, the more they cost, which is why we front-load the decisions that are hard to reverse.
Do we need to move out?
For a new build, usually not until completion. For a remodel, the programme will tell you which rooms are out of use and when.
Who manages the builder?
Either we do, as contract administrator, or you do directly. We will recommend one and explain the difference in risk.
Ready to start at stage one?
Feasibility is the smallest commitment and the one that tells you the most. Send us the site and we will set it up.
