ARCHITECTURE & INTERIOR DESIGN

Buildings that hold their ground.

A residential architecture and interior design studio working across Seattle and the Puget Sound. We design new houses, extensions, and the interiors that finish them.

HOW A PROJECT RUNS

Five stages, and what you decide at each.

  1. 01

    Feasibility

    2–4 weeks

A first read on the site, the budget, and what is likely to get consent. Ends with a written brief and a fee proposal.

  2. 02

    Concept design

    4–8 weeks

Plans and a first sense of the building, with material and layout options tested against each other.

  3. 03

    Developed design

    6–12 weeks

The design resolved to planning submission. Drawings, and the reports the authority will ask for.

  4. 04

    Technical design

    8–16 weeks

Construction drawings and specification, ready for tender. This is what a builder prices.

  5. 05

    Construction

    Per programme

Tender, contractor selection, and regular site review until the building is handed over.

  6. 06

    Completion

    2–4 weeks

Snagging, the operations and maintenance file, and a final walk-through with the contractor.

THE STUDIO

Small on purpose.

A quiet studio workspace with drawing boards and windows
Sample studio photograph.

Site first

The building answers the ground, the light, and the neighbours before it answers a style.

Plain drawings

Detail is where a project is won or lost, so the drawings go out clear enough to build from.

Honest budgets

We test cost at every stage rather than waiting until tender to find out.

FROM CLIENTS

What people say afterwards.

They talked us out of the extension we thought we wanted and showed us a better plan for less money. We ended up with more light and a kitchen that works.
Sample client · Fern Row
The drawings were clear enough that three builders priced them the same way, which told us the design was finished. That had not happened on our last project.
Sample client · Ashcroft House
They were honest about what our budget would and would not buy, early, when we could still change course.

Have a site, or a plan that is not working?

Tell us what you are trying to do and we will say honestly whether we are the right studio for it.
